Situation:

The owner of a 12 property Quick Service Restaurant portfolio requested RockPointe CRE to evaluate the portfolio (i.e., lease term, sale-ability, 1031 exchange, refinance, tax impacts, etc.) and develop a monetization strategy.  RockPointe CRE presented various options to the owner, and the owner followed RockPointe’s recommendation to pursue a cash-out refinance.

RockPointe Highlights: 

In the midst of the COVID pandemic, RockPointe CRE identified willing and qualified lenders; negotiated and presented the best loan structure to the client; selected the lender; negotiated loan agreements; led property-level due diligence efforts; and closed within 30 days of identifying lender.
